Foundation and Site
preparation:
Poured-in-place engineered concrete footings, 24 x 24 x 12 deep,
steel reinforced, using the ground as a form, with concrete CMU and treated wood shims supporting 12
steel I-beam to provide a crawl space, vented with commercial grade 12 x
12 vents. A vapor barrier is installed over dirt sites. Tires and axles are removed from the jobsite on sale
projects. Axles are left in the crawl space on lease projects. Hitches are left
in the crawl space on all projects.
Dirt spoils are spread around the footings.
Customer
is to provide a level (within 8 inches), compacted (2500 psf) dirt foundation
pad with adequate drainage (to prevent any moisture from entering the crawl
space) and is to stake the location and the building corners. Customer is to
provide an all weather road to the jobsite and access from all sides of the
foundation pad to facilitate the installation.
No
allowance for the cost of landscaping, dirt work, grass replacement or repair of
wheel ruts or repair of sprinkler systems or other damage caused during the
delivery of the unit, including damage to trees, is included in this scope of
work. If concealed conditions or any unknown or unexpected condition is found
below the ground that affects the cost of the work, the customer is responsible
for this cost, including the cost of any work stoppages, and delay and standby
expenses for setup crews and other subcontractors.
The
customer is solely responsible for placement of the building on the site and any
expenses arising out of the misplacement of the building and/or problems with
easements, fire districts etc.
Floor
Construction: Steel 12 I-beams supporting 2 x 8 floor joists with single layer of Ύ sturdifloor in all carpet areas and a double
subfloor (Ύ plywood and Ό fiber-cement hardi-backer) in all tile
areas. Moisture and rodent resistant bottom board. Finished floor to be
approximately 28-32 inches above grade.
Framing: 2 x 4 walls,
wood rafters or trusses and wood engineered matebeams. Exterior grade sheathing
on roof and exterior walls. All
interior walls installed to the rafters and insulated. Support columns will be
concealed in walls wherever possible.
Insulation: R-11 floor, R-11 exterior and interior
walls, R-22 roof.
Exterior
Finishes: Hardipanel fiber-cement siding, (stucco
finish) soffits, skirting, and mansard. Fiber-cement trim around windows, doors,
corners and mansard. Single ply membrane roofing over densdeck. Commercial grade
guttering and downspouts with concrete splash blocks. Mansard roof
provided on full perimeter with 4-6 inch roof overhang and painted hardipanel
soffits.
Commercial
grade bronzed glass main entry doors (recessed is optional). Commercial steel exit doors
(recessed is optional) with steel frame, vision panel, closer, push/pull hardware and pull.
Best (or equal) construction cores on all exterior doors for customer
installation of final key system. Commercial grade 36 x 52 dual insulated
glass windows, bronze finish, vertical sliders with one inch metal miniblinds.
Colored
stucco (customer color choice) to be site-installed over siding and skirting to
provide seamless appearance at skirting line. Trim is painted to match.
Interior
Finishes: Lay-in ceiling at 88
interior height, commercial grade 26 ounce carpet with unitary backing, 1/8
commercial grade vinyl tile in restrooms, breakrooms, and mechanical areas. Four
inch vinyl base (1/8) in all areas. 5/8 Fire-X, Vinyl covered sheetrock
(Hampton Grey) on all interior walls, FRP wainscot in restroom walls (full
perimeter), restroom door signs, door closers and push/pull hardware on
restrooms, solid core prefinished interior doors in metal frames with passage
hardware. Vision panels supplied on all classroom and conference room interior
doors. Door stops provided for all interior doors.
Casework: Prefinished oak (or equal) with plastic
laminate finish, doors, shelves, drawers, large stainless steel sink, upper and
lower cabinets, microwave wall plug.
Plumbing: Copper supply, handicap
restrooms, metal modesty partitions, electric hot water heater, exterior faucet
(frost proof), and PVC Schedule 40 DMV. Metal frame mirrors. Stainless steel
trash/towel dispenser in all large classroom building restrooms. Toilet paper
dispensers provided in all toilet stalls. All commercial grade fixtures. Laundry
tubs with shelf above. Point-of-use water heaters may be substituted in some
locations. The sewer and water drops provided at the factory will need to be
harnessed under the building to the building perimeter. This work is to be
performed by the customers plumbing contractor or contracted separately with
Nortex Modular Space.
Electrical: 115/230 volt, single phase panel
box (with locking covers on classroom areas) on each unit, stubbed down, raceway
in metal conduit, fluorescent lighting (four-tube fixtures) with T-8 energy
saving bulbs, exterior plug, emergency lighting, exit lites, exterior lighting
(soffits installed with light sensor), empty junction boxes (with blank covers)
for telephone and data wiring (by others) with Ύ conduit stubbed up above
ceiling.
Telecommunication wiring available at additional cost.
Fire
and Life Safety: Smoke detectors (battery operated) are provided along with a 5#
pound ABC fire extinguisher in a recessed fire cabinet at each exit door. Any
other fire alarm or sprinkler systems required are available at additional cost.
HVAC: Wall mount units (color grey or tan/putty) with electric heat
strips, fiberglass ducting, ducted return air, plenum walls, adjustable supply
air registers in office areas, programmable thermostats, and snake pits for
condensation lines. Balancing of the HVAC system is by customer, if applicable.
Note that a split HVAC system is available as an option. Plumbing of condensate
lines shall be by customer's plumber or contracted with Nortex Modular Space as
an option.
Steps,
Ramps and Landings:
Treated wood with screw and lag bolt fasteners. Support posts to be
installed in concrete. Unless otherwise stated, one handicap ramp is included in
building cost. Decks for single exterior doors are 5 x 5. Decks for double
doors are 6 x 10.
Ramps will terminate on customer prepared surface. Transition from the end of
the ramp to a solid ADA approved surface is to be provided by customer.
Poured-in-placed concrete decks, steps and ramps with painted pipe handrails are
optional.
Site
Utilities: Customer is to provide all site utilities and connection to the building (s) of all utilities during construction. Electrical connection
is to be
completed by customer during the setup to allow for testing of mechanical
functions. Customer to provide and install any required transformer, main
electrical distribution panels, and fire alarm or sprinkler systems that may be
required.
On lease projects, the monthly rental commences upon the substantial completion
of the installation, not including work to be performed by customer. If
the power or other utilities are not connected at the time requested by Nortex
during the construction of the new building, then Nortex will install the
skirting material and proceed as if the utilities are connected so as to prevent
additional setup expense to customer and customer shall accept the building when
Nortex work is substantially complete without the utilities connection and shall
pay a trip charge to Nortex for Nortex to return, once the utilities are
connected, to complete a punch list and test mechanical functions, if
applicable.
Permits: Customer to
provide and be responsible for all building permits and associated costs and
calls for any inspections that may be required. Licenses, impact fees, utility
fees, state and local taxes and any and all permit costs that may be imposed are
the expense of the customer. The permitting process can be very complicated in
some cities. A site
plan will normally need to be provided to the city by the customer along with
details of site utilities. These plans will be combined with engineered plans
provided by Nortex and used for the basis of the building permit application.
Expect the permit process to take at least 2-3 weeks in large cities. Engineered
plans take about 7-10 days after approval of the construction plans by customer.
Manufacturing can not take place until a building permit is issued by the city
that has jurisdiction, without a full release by customer who will accept
responsibility for any resulting expense including the modification of a
building once it has been manufactured.
Dumpster/Toilet: Customer to provide dumpster for trash haul-off and
restroom facilities for setup crew and subcontractors.
Cleaning: Building will be broom swept upon completion of setup and
carpet will be vacuumed. All other cleaning is by customer, unless otherwise
stated.
Cleaning can be provided by Nortex as an option but it is recommended that
customer utilize a cleaning crew that they are familiar with.
Temporary
Power: Customer to provide temporary power during
setup for hand tools etc.
Door
adjustments/site settlement:
Customer to make any door adjustments that need to be made after setup. Any site settlement that occurs will require releveling of the
building and the customer is responsible for this additional cost and any other
costs associated with the site settlement, if applicable. Nortex is not
responsible for any kind of site movement, settlement of the building or the
cost of repairs related to these incidences.
Substantial Completion:
Customer shall accept the building and provide a punch list to Nortex
immediately (within 24 hours) upon notification by Nortex to customer that the
work is substantially complete. Substantial completion shall be when all
building units are installed on the customers location and Nortex has completed
the basic setup and finish out. Any deficiencies shall be noted on the punch
list, including those that are general in nature, and Nortex shall immediately
take steps to repair and/or replace any item that is noted on the punch list.
Customer will have accepted the building and will have the right to install
furniture, telephones etc during this time period, assuming all financial
obligations have been met. Completion shall be defined as the time when the
punch list is complete to customer's satisfaction. Occupancy of the building of
any kind by customer (including utility connection or installation of furniture
or telcom systems) is defined as substantial completion and a punch list must be
provided by customer and progress payment made to Nortex in accordance with the
contract.
